Evaluating the possibility of high-rise building construction in Izadshahr city using images captured by photogrammetric drone aerials

Izadshahr is one of the cities of Mazandaran province in the north of Iran, located at ۳۶.۶۶۵۰°N ۵۲.۱۴۳۹°E, ۷ km east of Noor and ۸ km west of Mahmudabad. This city is located in the central part of Noor city, next to the Caspian Sea. The purpose of the current research is to evaluate the photogrammetric method based on the drone to prepare a quick map of the city for the basis of the detailed plan and the feasibility of high-level construction. The required information was obtained from the studied area by the Phantom ۴ photogrammetric drone. the Agisoft software was used to obtain the exact values of the external justification elements of the images from the receiver of the global navigation satellite system After processing Metashapes, image processing is used to produce the orthomosaic model. To assess the accuracy of triangulation, a total of ۵ ground control points in the area were used as check points and ۱۳ sample points were used as main control points. This procedure was employed to show the high accuracy of the method in generating an integrated orthomosaic photo. According to the aerial photography of Izadshahr city as well as the obtained results, there are currently a very limited number of ۱۹-floor buildings, while the rest of buildings are below ۱۱ floors. From the orthophoto and the detailed plan map of Izadshahr municipality and according to the detailed plan criteria, the map of the area with high-rise construction restrictions and the map of the area of the high-rise construction areas are created. In the high-ranking favorable plots, weighting is assigned by AHP method in ArcGIS software. It should be noted that the plots were prioritized based on the price of land, the area covered by the construction (greater than ۱۰۰۰ m۲),, access to roads with a width of greater than ۱۶ m, and barren and empty lands. The final maps were developed by highlighting eight zones , which are discussed in detail.
